How much does end of lease cleaning cost in Melbourne?
As a guide, end of lease cleaning starts from $156 for a master room, $198 for a studio, $240 for 1 bedroom and $293 for 2 bedrooms and 1 bathroom. With carpet steam cleaning it starts from $188. The final price depends on the bedrooms, bathrooms and living areas, the condition, and extras like ovens or windows. Prices exclude GST. Our price guide lists every size and extra, and we confirm your price on the phone before we start.
Do you have a price list?
Yes. Our price guide shows starting prices for every property size, with or without carpet steam cleaning, plus extras like ovens, fridges, windows, blinds and stairs. Prices are a guide: a very large or very dirty property can cost more, and we always confirm your price before we start.
How quickly will you call me back?
We aim to call within 2 business hours during business hours (Monday–Sunday, 07:00–19:00).
Which areas do you service?
All of metropolitan Melbourne: the 31 councils from the CBD to Werribee, Sunbury, Pakenham, Lilydale and the Mornington Peninsula. Outer areas may attract a small travel fee, which we confirm before booking.
When do I pay?
After the clean, once you’ve inspected it and you’re happy. We confirm the price before starting, so there are no surprises.
What happens if my agent isn’t happy?
If your agent or landlord raises a reasonable cleaning issue within 3 days, we come back and re-clean those areas free of charge.
Do you offer pest control?
Yes, as a separate service. Our licensed pest control partner treats cockroaches, ants, spiders, fleas, rats and mice, bed bugs, wasps and silverfish anywhere in metropolitan Melbourne, with a 3-month warranty. Choose Pest Control in the quote form.
How do I contact you?

Do you supply cleaning products and equipment?
Yes. We bring all products and equipment, including vacuums, mops, ladders and carpet steam cleaning machines. We need running water and electricity at the property.
Can I get a tax invoice?
Yes. We provide a tax invoice for every job, which is useful for your agent, property manager or accountant.
Who pays for parking?
If there’s no free parking at or near the property, paid parking is added to the job at cost. Let us know the parking situation in the quote form.
Do you clean very dirty or large properties?
Yes. Heavily soiled, hoarded or unusually large properties are quoted after we see photos or inspect, so you get an accurate price before we start.
Do you offer same-day or next-day cleaning?
Often, yes, depending on availability. Put your preferred date in the quote form and mention if it’s urgent. We’ll tell you on the call what we can do.
What should I do before the cleaners arrive?
Remove all your belongings and rubbish, make sure power and water are connected, and let us know how to get the keys. If you’d like us to remove leftover rubbish, add it in the quote form.
Do you speak Chinese?
Yes. We offer service in English and Mandarin (中文). Our Chinese website is at cleaningnearme.au/zh/, and if you fill in the quote form in Chinese, we’ll contact you in Chinese.
End of Lease Cleaning
How long does an end of lease clean take?
Most 1–2 bedroom apartments take 3–5 hours with one or two cleaners. A 3–4 bedroom house usually takes most of a day. We confirm timing when we call you back.
Do I need to be home?
No. Many customers leave keys with the agent or in a lockbox. Key pickup and drop-off can be arranged for a small fee.
Should the property be empty?
Yes, ideally. We clean inside cupboards and wardrobes, so the property should be empty of furniture and belongings. If some items remain, tell us in the quote form.
Is carpet steam cleaning included?
Carpet steam cleaning is an optional add-on. Many leases require professional carpet cleaning at move-out, so check yours. You can add it in the quote form.
Bond Back Cleaning
What does your bond back promise cover?
If your agent or landlord raises a reasonable cleaning issue within 3 days of our clean, we return and fix it free. It covers cleaning only, not damage, fair wear and tear disputes, or areas that weren’t in the booked job.
Do I need a receipt for my agent?
Yes, and we provide a tax invoice. Some leases require proof of professional carpet cleaning, and our invoice covers that when you book steam cleaning.
What’s the difference between bond back and end of lease cleaning?
The clean itself is the same thorough vacate clean. Bond back cleaning is how most people search for it, and it highlights our re-clean promise.
Move In Cleaning
When should I book a move in clean?
Between getting the keys and moving your furniture in. Even a single day’s gap is enough.
Can you clean on the same day I move in?
Yes, if we clean in the morning before the removalists arrive. Tell us your moving time in the quote form.
Carpet Steam Cleaning
Will every stain come out?
Most everyday stains lift, but some (bleach, dye, burns, old wine) can be permanent. We’ll tell you honestly before we start.
Do you give an invoice for my agent?
Yes. Every job comes with a tax invoice you can give your agent as proof of professional carpet cleaning.
Garden Cleaning & Stripping
Do you take the green waste away?
Yes. Green waste removal can be included. Tell us roughly how much there is (bags or trailer loads) in the quote form.
Do I need to be home?
No, as long as we have side access to the garden. Let us know in the quote form.
Pest Control
How much does pest control cost in Melbourne?
It depends on the pests, the size of the property and whether the inside, outside or both need treating. Fill in the quote form and we call you with a confirmed price before anything is booked.
Do I need flea treatment at the end of my lease in Victoria?
Only if your lease or the condition of the property calls for it, usually when pets have lived there. Check your lease and condition report. If you need it, book pest control as a separate service and keep the report for your agent.
Is pest control safe for children and pets?
The technician uses registered products applied to the label and tells you how long to keep children and pets away from treated areas. Tell us about pets, fish tanks and young children in the quote form.
What does the 3-month warranty cover?
If the pests we treated come back within 3 months, we arrange a re-treatment at no charge. The warranty covers the pests and areas in the original treatment. We confirm any conditions when we call with your quote.
Who carries out the treatment?
A licensed pest control partner we work with. We handle the quote, the booking and any warranty call-back, so you only deal with us.
Furniture & Appliance Removal
How much does furniture removal cost in Melbourne?
It depends on how many items there are, what they are and how easy they are to reach, for example stairs or a long carry. Fill in the quote form, or send photos, and we call you with a price before we book.
Do you take fridges and washing machines?
Yes. Fridges, freezers, washing machines, dryers, TVs and other appliances. Please defrost and empty fridges and freezers before we arrive.
Can you take items from upstairs?
Yes. Tell us in the quote form whether there are stairs or a lift, so we bring the right number of people.
What can’t you take?
Hazardous waste such as asbestos, chemicals, paint, oil, gas bottles and car batteries. These need a specialist, and we can point you in the right direction.
Can you clear the rubbish and do the end of lease clean together?
Yes. Choose both services, or mention it in the quote form, and we plan the removal first and the clean straight after.
Rubbish Removal
How much does rubbish removal cost in Melbourne?
It depends mostly on the volume, from a few items to a truck load, and on the type of waste. Fill in the quote form, or send photos, and we call you with a price before we book.
Do I need a skip bin?
No. We load everything onto our vehicle and take it away the same visit, so there’s no skip bin to hire and no permit for the nature strip.
Do you take renovation and building waste?
Yes: tiles, timber, plasterboard, old kitchens and bathrooms, fittings and general building waste. Tell us roughly how much there is.
What can’t you take?
Hazardous waste such as asbestos, chemicals, paint, oil, gas bottles and car batteries. These need a specialist, and we can point you in the right direction.
Do I need to be home?
